Building Energy Management System Maintenance

Universal Systems and Controls has an exceptional record for major BMS system installations, we are well aware that correctly specified controls are essential to building performance and comfort and that our role begins at the design stage, through to handover and ongoing maintenance.

At USC we ensure that our customers continue to enjoy our expert guidance through our Planned Preventative Maintenance Programme. One of our many PPM customers, Cummins Generators, understands the importance of continual maintenance of their systems. We offer Cummins a tailored maintenance and operations package to ensure their system is achieving optimum environmental conditions and reduced energy costs.

Specialist BMS Systems Engineers

Our specialised Engineer attends regular scheduled visits, without any disruption to the business, to assess current system performance. The Engineer undertakes all checks to plant connected to the controllers, which includes sensors, actuators valves, dampers and fans as well as checking software routines utilising the Priva data logging system available throughout all of the 130 controllers installed within the property.

Once the visit is completed, a full, comprehensive report is produced, which advises the customer of any issues found, including those rectified during the visit and any that remain outstanding.

Cummins understands that preventative maintenance will help to avoid unwanted break-downs and these visits help them to identify and prevent minor issues before they become major maintenance problems.

All of this provides reassurance that the customer is prolonging the life of their current site plant connected to the BMS system and ultimately reducing wasted energy expenditure.
